Every stage below is a function of the platform. Landlords see progress in their own area; tenants see only their own application.

    Applicants complete one structured form per property: employment, income, current landlord, occupants and pets. No email attachments to chase.

  2. 2. Automatic affordability check

    The platform compares stated income against the rent and flags anything below the agency's threshold before a human reads it.

  3. 3. Referencing requests

    Employer and previous-landlord reference requests go out by email with a secure link. Responses attach themselves to the application.

  4. 4. Shortlist and offer

    The lettings manager ranks applications side by side, then issues the tenancy offer with terms, deposit and start date.

  5. 5. Digital tenancy signing

    The tenancy agreement is generated as a PDF, signed in the tenant's private area, countersigned and archived with version history.

  6. 6. Onboarding checklist

    Deposit received, RTB registration, inventory, meter readings, keys issued — each item timestamped and visible to landlord and tenant.
