Tenancy referencing, step by step

Affordability
Stated gross income is compared against the annual rent. Applications below the agency's threshold are flagged before a human reviews them, and guarantor details can be added instead of a refusal.
Employer reference
A secure link is emailed to the employer asking to confirm role, start date, salary and contract type. The reply attaches itself to the application automatically.
Landlord reference
The previous landlord confirms tenancy dates, rent paid, arrears and condition on exit. Non-responses are chased automatically after a set number of days.
Decision and offer
The lettings manager compares shortlisted applications side by side and issues a tenancy offer with rent, deposit, term and start date.
Signing and registration
The agreement is generated as a PDF and signed in your private area. Once countersigned, RTB registration and the onboarding checklist begin.
