How the online auction works

This is the buyer-facing explanation your bidders would read. Every rule below is enforced by the software, not by memory.

  1. Step 1

    Browse the catalogue

    Each lot publishes a guide price, BER, description, photographs, the legal pack and the solicitor acting on the sale. Guides are marketing figures, not reserves.

  2. Step 2

    Register to bid

    You create an account, confirm your email, then submit your identity documents, proof of address and solicitor details. Registration for this sale closes at 23 September, 17:00.

  3. Step 3

    Read and acknowledge the legal pack

    The platform records which document version you opened and when you acknowledged it. If the vendor's solicitor uploads a revision, every registered bidder is emailed and asked to acknowledge again.

  4. Step 4

    Get approved

    An auction administrator reviews your documents and approves, queries or declines. Only approved bidders can place a bid, and the approval decision is logged against your record.

  5. Step 5

    Bid

    Bids must meet the published increment. The screen shows the current bid, whether the reserve has been met and the countdown. Bids in the final minutes extend the clock so nobody is sniped.

  6. Step 6

    The hammer falls

    The winning bidder pays a 10% deposit and the buyer's fee (1.5% plus VAT, minimum €4,500), and contracts are issued to both solicitors. The platform generates the memorandum of sale automatically.

  7. Step 7

    Unsold lots

    If a lot does not meet its reserve it is marked provisional. The highest bidder's details go to the vendor for a post-auction negotiation, all tracked in the same record.
